		<description>I do agree with you...it&#039;s hard to find a calculator that takes everything into consideration.  This one will also tell a buyer how much they need to lower their debts if they exceed the ratios, so that they can afford the maximum mortgage depending on their income.  Definatly the best calculator I&#039;ve seen so far.</description>

I&#039;ve found it extremely useful if you have no idea what price range to look in.  It&#039;s a great tool for realtors that are prequalifying their buyers.</description>

Thanks for the heads up, but I have a problem with many of these calculators.  I have yet to see one that accurately takes into account factors such as property taxes with or without the homeowner&#039;s exemption in Idaho, hazard insurance and mortgage insurance depending on the down payment and type of loan- investor or homebuyer.  That&#039;s why I say you need a Realtor or lender to help you accurately estimate these parts of the payment.</description>
